Composition shingles are the most common roof in Southern California. Sun and heat age them steadily, and Santa Ana winds can lift or crease shingles in a single afternoon. An inspection tells you how much life is left.
What we check
- Granule loss and exposed mat
- Lifted, creased, curled or missing shingles
- Nail pops and exposed fasteners
- Starter strip and edge metal along eaves and rakes
- Pipe boots, vents and step flashing
- Attic ventilation, which strongly affects shingle life
Problems we find most often
- Wind-creased shingles that no longer seal
- Cracked rubber pipe boots
- Missing kick-out flashing at wall intersections
- Overheated attics shortening shingle life
How long does it last?
Composition shingle roofs typically last 20–30 years, less on south-facing slopes and poorly ventilated attics.
Signs it is time for an inspection
- Heavy granules in gutters
- Shingles flapping or missing after wind
- Dark streaks or bald spots
- Roof is 18+ years old
Questions
Can a few damaged shingles be repaired?
