For a business, a roof leak means damaged inventory, closed rooms and unhappy tenants. Scheduled commercial roof inspections catch drainage, seam and flashing problems while they are still inexpensive to fix.
What we check
- Membrane surface: blisters, cracks, punctures and exposed scrim
- Seams and laps on TPO, PVC, modified bitumen or built-up roofs
- Drains, scuppers and gutters for blockage and ponding water
- Flashing at parapets, curbs, HVAC units and roof penetrations
- Rooftop equipment supports and condensate lines
- Previous repairs and coatings
Problems we find most often
- Ponding water that sits more than 48 hours after rain
- Open seams and failed laps
- Unsealed penetrations after HVAC or solar work
- Parapet wall flashing pulling loose
How long does it last?
Single-ply membranes such as TPO or PVC typically last 15–25 years; modified bitumen and built-up roofs vary with maintenance and drainage.
Signs it is time for an inspection
- Ceiling tile stains or drips
- Standing water on the roof days after rain
- Recent rooftop equipment installs
- Tenant leak complaints
